All prices per room per night. They include Full or Continental Breakfast and car parking, and are not subject to tax.

Room rates are variable, dependent on the time of year and length of your proposed stay. Please check our availability for our current rates.

We are now able to offer a Spa Break in conjunction with Bath’s new Thermae Spa. The Thermae Spa is designed to refresh the body and soothe the mind in a relaxed yet inspirational setting and nicely compliments a restful stay at Bay Tree House. We are just a 5 minute level walk away, convenient to drop back your heavy damp towels, rather than carry them with you for the duration of the day! Towels, robes and slippers are also available to hire at the spa if you prefer not to have to carry your own!

Included in a 2-hour spa session in the New Royal Bath is access to the:

• Minerva Bath
• Open-air rooftop pool
• Four aroma steam rooms & waterfall shower
• Springs Café & Restaurant

This is subject to double occupancy of a double or twin room – please call for single or family occupancy – and is subject to change. Please call to book.

We are pleased to offer our guests a 2 hour session for 2 people at the Spa with any three-night booking made with us. Vouchers will be ready to collect when you arrive. At just £42.50 per person per night, with a complimentary bottle of wine on arrival too! Please mention this offer when booking.

Terms and Conditions:
Confirmation: We will contact you to confirm your reservation. Completing the form on this website does not constitute a reservation. We will require a credit card number to confirm your booking.

Please note that Bay Tree House a completely non smoking house and we require a two night minimum stay at weekends. (Three nights over bank holiday weekends).

Cancellation
Once we have confirmed that we can offer you accommodation we will ask you to make a reservation by providing us with a credit card number and expiry date. Once this is received, either by telephone or in writing, a legal contract exists.

Our required notice to cancel without cost is 3 days prior to the commencement of the first nights' stay. Cancelling without this 3 day notice means that the full cost of the accommodation reserved will be charged for unless we are able to relet the room(s). This also applies should you subsequently amend your booking by shortening your stay. The credit card details that were given on the booking will be charged for the full amount due. If we are able to re-let any or all of the reserved days the card will be credited with the relevant amount.

Please note that there are no exceptions to this policy and if you are booking for a number of days you may wish to consider taking out a suitable form of insurance.
