Terms & Conditions

 

No charges will be made until your arrival but your credit cards details are held as security for the booking in case of cancellation or non payment. Please see below.

 

Payment can be made by Cash, Debit Card, Visa or Mastercard.

 

Once you make a booking the booking confirmation you receive constitutes a binding contract between us. You can cancel your booking by giving us 3 full days notice before your arrival date. In this instance we reserve the right to charge an administration fee of £20.

 

If you cancel within 3 days or curtail your stay for any reason then the full amount detailed in your confirmation becomes payable. We will of course endeavor to re-let the room and reduce the amount payable.

 

Travel insurance is highly recommended. Travelers from outside the UK should contact their travel agent. UK travelers can obtain insurance from www.travelinsurance.co.uk

 

TIME OF ARRIVAL

Check-in is by appointment only, as we are not always on site we really appreciate an as accurate arrival time as possible. We do not normally accept arrivals after 6pm unless pre-arranged. We will need a contact telephone number for the day of arrival, so we are able to call you.

 

If you require check in times other than stated please advise us in advance and we will try our best to accommodate you and your luggage.

 

CHECKING OUT

Check out is 10.00am on day of departure.

 

YOUR ROOM

If you have a particular room preference ( e.g. room 3) we will do our best to accommodate this but this cannot be guaranteed. If we are unable to meet your request you will always be allocated the room type you booked.

 

Family Rooms - Our family room can accommodate a family of four in one double and one single bed, with an infant in a cot. If you require four people all in beds we recommend the second floor exclusively, with a standard double bedroom next door to a standard twin room (not ensuite, but you would have a private bathroom to share between you on your floor).Please note we cannot accommodate extra beds in any of our rooms and only a cot in the family room.

 

CELEBRATING

If you have ordered or intend to order Champagne/Chocolates/Flowers to be in your room on arrival please let us know your estimated time of arrival so that these can be placed in your room.

 

SMOKING

Smoking is not permitted in any part of the building including guest bedrooms, reception and breakfast room. Where we suspect smoking has accured in a room we reserve the right to levy a charge up to the cost of an extra room night. This is to cover the costs of extra cleaning to bring the room back to a 'smoke free' status for the next guest.

Cancellation:

 

Our required notice to cancel without cost is 3 days prior to the commencement of the first nights' stay. Cancelling without this 3 day notice means that the full cost of the accommodation reserved will be charged for unless we are able to relet the room(s). This also applies should you subsequently amend your booking by shortening your stay. The card details that were given on the booking will be charged for the full amount due. If we are able to re-let any or all of the reserved days the card will be credited with the relevant amount.

 

Please note that there are no exceptions to this policy and if you are booking for a number of days you may wish to consider taking out a suitable form of insurance.

We have five rooms including two en-suite double rooms with brand new shower rooms and an en-suite family room, which has a double and a single bed and also has a brand new shower room with 'his' and hers' basins.

The second floor has a standard double bedroom next door to a standard twin room (these rooms are not ensuite, but they have a shared bathroom, with bath and shower over). This floor is perfect for families with two children or with older children, or for friends that are happy to share a bathroom and have a floor of the house to themselves.

 

Bay Tree House is centrally situated, a 5 minute walk to the citys attractions including The Roman Baths, The Thermae Spa, The Abbey and we are just below The Royal Crescent and The Circus that sits within the award winning Royal Victoria Park.

We are a pleasant 15 minute walk from the train and bus stations. If you're driving, we have two private parking spaces and we're also able to offer free on street parking.
