Access Statement for Bay Tree House, 12 Crescent Gardens, Bath, BA1 2NA

Introduction

This is an access statement for Bay Tree House Guest House, 12 Crescent Gardens, Bath. We are a five bedroom guest house offering standard bed and breakfast accommodation to tourists and business travellers in central Bath. We offer a warm welcome and endeavour to cater to the needs of all our guests. We offer an extensive breakfast menu made with fresh local produce. Vegetarians and all dietary requirements are catered for.

Pre-Arrival

• We are located in on the A4, just off Queen Square in Bath City Centre. We have 5 standard rooms, none of which are en-suite or on the ground floor.
• There are 2 Bus Stops both within 100m of our house. Both accessed by a level concrete pavement.
• We can organise taxis from Bath Spa Train or Bus Station or Bristol, Heathrow or Gatwick Airport .
• The main Bath Spa Station is only 5 minutes away by car.
• There is a local taxi service and we can make bookings for you.
• The nearest Shopmobility shop is at 7-9 Lower Borough Walls, Bath. Tel: 01225 481744

Arrival & Car Parking Facilities

• Upon arrival to the property we ask guests to come to the front door where we will show you how to access the Car Park at the rear of the house. There is ample space for 2 cars.
• The surface of the Car Park is gravel and there is an automatic security light that comes on after dusk.
• We have facilities to lock up bikes at the rear of our house.
• The pavement to the house is flat, there is a slight slope to access the lane to the car park.
• The distance from the Car Park to the front of the house is approximately 100 metres on a tarmac surface.
• There are 4 small steps (one at 7cm and three at 15cm) from the pavement leading up to a very slight slope to our front door. The steps are not marked with white paint but there is a sturdy hand rail all the way up the path. Access to the house is up 3 more steps which are 12cm, 15cm, and 18cm.
• We can assist all with luggage.
• All guests must come to the Front Entrance of the house.
• The property is located on the A4 on the right hand side as you are leaving Bath city centre.
• There are signs on the Car Park wall, the back gate and a big hanging sign at the front of the house which displays our phone number.

Main Entrance, Reception & Ticketing Area

• The Front door has a push bell. This can be reached from an average adults height.
• The Front Door is always locked but can be opened from within.
• Guests will be given a Front Door key upon arrival.
• The Front Door is 95cm wide. Although with the door open the widest it opens is 75cm wide.
• The Front Door has two steps 12cm and 15cm high.
• On the reception desk there is our tariff displayed in a frame in font size 12.
• On entry to our home there is a hallway 530cm long x 150cm wide.
• The main hallway is carpeted with a door mat in the immediate hall area.

Public Areas - Hall, Stairs, Landing, Corridors etc

• Our corridors to the Ground Floor and breakfast room are 104cm wide.
• Corridors have neutral colours and are well lit throughout
• The flooring on the Ground Floor is carpet
• The stairs are all carpeted. There are 11 steps from the Ground Floor to a small landing and then another 5 stairs to the First Floor. From the first floor there is 14 stairs to the 2nd floor, with an 180 degree turn, there is no landing on this 2nd flight of stairs.
There is a solid wooden handrail all the way up. The stairs to the first floor are 75cm wide, 18cm high. The stairs to the second floor are 70cm wide and 20cm high.
• Dog water and water Bowl are available on request.
• The Breakfast Room is the only room on the Ground Floor.

Public WCs

• We have two bathrooms, one on the first floor and one on the second floor and a ground floor cloakroom which provides a WC and hand basin but no public WC is available.

Restaurant / Dining Room, Bar & Bar area, Take Away & Cafe

• Breakfast is served in the breakfast room on the Ground Floor
• There are no steps into the breakfast room. There is one door in to the Dining Room. Door width when open 74cm
• Furniture is flexible and can be moved upon request, there is one large square table in the centre of the room which seats 8 and one smaller side table that can seat up to 4 people.
• Tables have under space of 63cm or 73cm high. All chairs are without arms which can be moved to accommodate.
• The breakfast room has carpet on the floor.

Conference & Meeting Rooms, Banqueting

• Guests can use the Breakfast Room for meetings by prior appointment. If a group are staying and they would like to meet in the Breakfast Room during the day we can organise lunch by prior appointment.

Bedrooms & Sleeping Areas

• There are 5 standard bedrooms. Three on the first floor, and two on the second floor.

FIRST FLOOR BEDROOM (Room 1).
• Small double room
• Door width 70cm.
• Furniture is moveable upon request
• Bed is 70cm high at mattress height, with solid wood headboard but no foot board
• Television with remote control
• Refreshment tray with Kettle, mugs, glasses, tea, coffee, sugar, milk & biscuits
• No upright chairs is provided in the room, although there is hanging rail, with curtain and plenty of wooden hangers, a set of drawers, two bedside tables both with bedside lamps and a luggage rack. A full length mirror and a make up mirror are provided. There is an antique fireplace and mantle piece, an electric cool air fan is provided.
• There are no En Suites in any of our bedrooms
• Fitted short pile carpet on the floor
• One large double glazed bottom opening window with full length curtains.

FIRST FLOOR BEDROOM (Room 2)
• Small double room
• Door width 71cm
• Furniture is moveable upon request
• Beds are 60cm high at mattress height and have a solid wood headboard but no foot board
• Television with remote control
• Refreshment tray with Kettle, mugs, glasses, tea, coffee, sugar, milk & biscuits
• No upright chair is provided in the room, although there is hanging rail, with curtain and plenty of wooden hangers, a cupboard with shelves, two bedside tables both with bedside lamps and a luggage rack. A full length mirror and a make up mirror are provided. There is an antique fireplace and mantle piece, an electric cool air fan is provided.
• There are no En Suite facilities in any of our rooms
• Fitted short pile carpet on the floor
• One large double glazed bottom opening window with full length curtains.

FIRST FLOOR BEDROOM (Room 3)
• Large family Bedroom
• From the main stairs there is a corridor to the other two bedrooms.
• Door widths 70cm
• There is a double and single bed in this room with plenty of room to add an extra cot for a child.
• Furniture is moveable upon request
• Beds are 70cm high at mattress height (Double bed) and 60cm (single bed), both beds have solid wood headboards but no footboards
• Television with remote control
• Refreshment tray with Kettle, glasses, mugs, tea, coffee, sugar, milk & biscuits
• One upright chair without arms is provided in the room. In addition there is a double wardrobe, a set of drawers, one bedside table, a small table with refreshment tray & a luggage rack. There is an antiques fireplace with a mantle piece, there is an electric cool air fan provided. A full length mirror and a make up mirror is provided too.
• None of our rooms have En Suite facilities
• Fitted short pile carpet on the floor
• One large windows, with two opening panes, with secondary glazing with full length black out blind

SECOND FLOOR BEDROOM (Room 4)
• Queen size double bedroom
• Door widths 71cm
• There is a 5’ double bed in this room, with a wood slatted headboard and footboard
• None of the furniture in this room is moveable.
• Beds are 60cm high at mattress height
• Television with remote control
• Refreshment tray with Kettle, mugs, glasses, tea, coffee, sugar, milk & biscuits
• No chair is provided in the room, although there is a double wardrobe, set of drawers, one bedside table with a bedside light & a luggage rack. A full length mirror is provided.
• None of our rooms have En Suite facilities
• Fitted short pile carpet on the floor.
• Two large velux windows with black out blinds

SECOND FLOOR BEDROOM (Room 5)
Twin bedroom with two single beds
• Door width 71cm
• Furniture is moveable upon request
• Beds are 68cm high at mattress height and have a solid wood headboard but no foot board
• Television with remote control
• Refreshment tray with Kettle, mugs, glasses, tea, coffee, sugar, milk & biscuits
• One upright chair with no arms is provided in the room, there is a hanging rail and plenty of wooden hangers, a set of drawers, two recesses used as bedside tables both with bedside lamps and a luggage rack. A full length mirror is provided.
• There are no En Suite facilities in any of our rooms
• Fitted short pile carpet on the floor
• Two large velux windows with black out blinds

Bathroom, Shower-room & WC, Shared

First Floor Bath and Shower Room. This is a shared facility.
• Door width 70cm
• The shower is over the bath and has a bath edge 56cm high. The bath has an extendable pull along shower screen.
• The shower is built in and has a fixed head located 195cm high from the baths floor and is manually operated with turning controls located on wall inside the shower cubicle
• The two basins are flat fronted and have clear under space. It is 79cm high
• The toilet is 44cm high
• Floor covering is lino
• The bath also has a shower attachment and is manually operated with turning controls located on the baths mixer taps. The bath has two handles built into the baths edge.

Second Floor Bath Room. This is a shared facility.
• Door width 72cm
• The bath has a bath edge 56cm high
• The basin is flat fronted and have clear under space. It is 79cm high

• The toilet is 42cm high
• Floor covering is lino
• The bath also has a shower attachment and is manually operated with turning controls located on the baths mixer taps.

Attractions (Displays, exhibits, rides etc.)

• Within easy flat walking distance of the property there are many attractions for visitors. These include The Roman Baths, The Postal Museum, The Thermae Spa and Bath Abbey. A short drive away is Longleat House & Safari Park, Bristol Zoo and National Trust Properties. Close by is Canal Walks, Bike Hire & Horse Riding.

• We can cater for intimate weddings, birthday parties, family gatherings & relaxing friends breaks
• Assistance Dogs are welcome
• We have Wifi Internet Access throughout the house
• Mobile Phone reception is generally good
• We are a no smoking house
• We can put some food items in our main fridge on request (Not available 24 hours)
• We are able to use the Front & Back Door in the need of evacuation. If you require more assistance for evacuating please notify us upon arrival e.g.: hearing impaired
• We would be glad to make dinner reservations for you and can make suggestions on several restaurants close by
• We have a cot available to go into the family room upon request.
